Creating a Vivid Vision brings the future into the present, so we can have clarity on what we are building now. It’s a detailed overview of what our business will look like, feel like, and act like three years out, by December 31, 2027.

Why we do what we do: Our goal is to achieve financial freedom, leave a legacy for our families, and help our investors meet their financial objectives. We aim to accomplish this by pursuing our passion for real estate investing.
We love the process - finding suitable land, designing and building at the highest standards, and creating quality, branded spaces where businesses (our tenants) can thrive and succeed. Our role is to provide the bed/substrate for businesses to flourish. Real estate investing allows us to holistically fulfill our professional and personal goals through a business we genuinely enjoy building.
By 2027, we will have completed multiple flex space parks, balancing long-term holds for consistent cash flow with strategic property sales for significant profits. This growth enables us to maintain a healthy balance between work, family, and hobbies while helping our selected group of investors achieve their financial goals.

Team
We have a core team of six:
CEO - The CEO oversees company management while focusing on strategy, analyzing new directions and markets, and maintaining relationships with key investors and partners. The CEO ensures that the company vision is executed effectively and that the team is aligned toward shared goals.

Acquisition Manager - The Acquisition Manager focuses on sourcing land opportunities, conducting detailed market and property analyses, negotiating deals, and building relationships with brokers and landowners. Their role is essential in identifying and securing the best locations for flex space developments.

Development Manager - The Development Manager leads the planning and execution of projects. This includes securing permits, overseeing construction, and selecting and managing general contractors, architects, civil engineers, and other service providers. They work closely with these professionals to ensure projects are delivered on time, within budget, and to the highest standards.

Asset Manager - The Asset Manager directly handles property management responsibilities for the company’s portfolio. This includes maintaining tenant satisfaction, managing leases, addressing maintenance and repairs, and ensuring the properties remain operationally and financially efficient. Additionally, the Asset Manager is responsible for tenant acquisition, including marketing available spaces, screening prospective tenants, and ensuring a strong fit between tenant needs and property offerings. By keeping property management and tenant search in-house, the Asset Manager ensures a hands-on approach to optimizing operations and delivering value to tenants and investors alike.

Investor Relationship Manager - The Investor Relationship Manager raises capital to fund real estate projects, focusing on building long-term relationships and maintaining a pipeline of potential partners. They carefully vet new investors for mutual fit, ensuring aligned goals. This role is critical in fueling growth through disciplined capital raising and fostering win-win partnerships.

Assistant - The Assistant ensures smooth team operations by managing general administrative and organizational tasks. They streamline workflows, improve team efficiency, and provide critical support to ensure all departments function effectively.
Culture
We recruit, hire, and onboard quality people who are great at what they do and love doing it. We interview new team members with a filter for how they’ll fit into and contribute to the existing team. While we “hire experts,” skill alone doesn’t cut it—there must be a commitment to our core values.

Core Business
We specialize in the development of high-quality flex space parks designed to meet the evolving needs of modern businesses. By the end of 2027, NP2 Capital will be widely regarded for its expertise in creating versatile, efficient, and tenant-focused commercial spaces.
Our business model is built around the following phases:
Land Acquisition: Identifying and securing prime land in strategic locations with a strong demand for flex spaces. We conduct thorough market analyses, conservative underwriting, and detailed due diligence to ensure optimal site selection.
Development: Designing and constructing state-of-the-art flex space parks that provide the ideal substrate for businesses to thrive. We emphasize high-quality construction, efficient layouts, and sustainability while collaborating with top-tier architects, engineers, and contractors.
Hold or Sell:
Hold: We retain properties that offer strong cash flow potential, ensuring consistent returns for investors through long-term leasing agreements. After development, we refinance these assets to optimize returns and provide our investors with lucrative exit options.
Sell: For projects with exceptional market value, we prepare the asset for sale, maximizing profits by working closely with brokers and leveraging our market insights.
Through this approach, NP2 Capital is on track to complete and monetize three new flex space parks per year, establishing a growing portfolio of profitable developments and providing significant value to our investors.

Operations
We use the EOS (Entrepreneur Operating System) model to operate the company, which allows us to better control our operations and creates the optimal soil for continuous growth.
We always look for ways to improve and further automate our workflows. This includes adopting tools for automated reporting, communication, and workflow management, which helps us minimize errors and increase productivity.
We ensure seamless coordination with external partners, including general contractors, architects, and engineers, leveraging technology to maintain efficient communication and track project milestones effectively.
We religiously track KPI (Key Performance Indicators).
We clearly document processes and systems so tasks can be easily delegated.
We use Zoom for most of our calls and regular team meetings as a way to get a “together” feeling.
We use team collaboration and management tools such as Asana to manage our projects and tasks.
We use Google Drive as our shared space to easily store, search, and access files from anywhere and on any device.
As part of our long-term strategy, we are integrating sustainability into our operations by adopting tools and practices that support eco-conscious development and efficient resource management.
Offices
Our team members work remotely so that they can enjoy the surroundings they’re most comfortable in. While part of the team is located in Israel and other parts of the world, most of the team is based in the United States.
Marketing & Sales
Our marketing strategy is built on two pillars: nurturing trusted relationships with investors and effectively marketing our flex space parks and units to potential tenants and buyers.

Investor Relations: We continue to rely on word of mouth and personal relationships as the foundation of our investor outreach.

Financials
We track all transactions efficiently and streamline various accounts into one central system.
We have great relationships with investors, private lenders, banks, and credit unions. They’re happy to do business with us because we’ve proved over the years that we’re a low-risk company.
Our funding strategy is a balance between syndications and private investors, complemented by partnerships with private lenders, local banks, and credit unions to secure additional financing.
We never default! We prioritize paying our investors and lenders first.

We believe in giving back by coaching and helping entrepreneurs take their first steps in the real estate investment world. One of our leaders founded and continues to lead a real estate mastermind, fostering growth and collaboration within the investment community.

During my career, I have held a variety of leadership positions focused on driving growth and long-term success for companies that ranged from start-ups to multi-billion-dollar industry leaders. The opportunity to work within a diverse range of industries spanning Europe, Asia, and the United States allowed me to cultivate adaptability and a well-rounded skill set. I offer talent for developing, planning, executing, and continually adjusting strategies to ensure ideal market placement and growth.
